  • 1 Tenant is responsible for electricity costs and will be invoiced for trash, water, sewer and gas up to a maximum amount of $83/month for studios, $131/month for 1 bedrooms and $172/month for 2 bedrooms.
  • 2 Maximum number of persons per apartment is 2 persons per bedroom plus 1. Children under the age of 6 do not count towards the occupancy limit.
  • 3As of May 30,2023 all applications will be processed on a first-come first-served basis.
  • 4Income limits are subject to changes in Area Median Income as published by MOHCD annually.
  • 5Units are monitored through the San Francisco Mayor’s Office of Housing and Community Development and are subject to other restrictions.

Qualification is based on household and income as noted in this chart. Area Median Income limits are established annually by the San Francisco Mayor’s Office of Housing and Community Development. Contact us and our leasing team can share more details.
A household is everyone who will be living with you in your apartment at The George. You do not need to be related (immediate or extended family members) to qualify as a household or living together before you apply.
Yes. This is a program offered through the Mayor’s Office of Housing and Community Development. In recent years, middle-income families have also been priced out of the market, so this new program was developed to increase housing stability for middle-income households.  As long as your combined income is within the income range and matches the household size stated in this income chart then you may qualify. Contact us and we can answer any questions you may have.
Middle income tenants are protected from large rent increases and have more housing security. The San Francisco Mayor’s Office of Housing and Community Development (MOHCD) sets rent increases for middle income lease renewals each year. The increases are modest and capped at 4% and some years there can be a rent freeze, which means a 0% increase. In a housing market where rents are expected to escalate quickly, a maximum 4% cap on annual rent increases is very attractive.

Applicants are contacted in rank order per preference category within two weeks of submitting an application.
You can stay in your apartment as long as you meet the terms of your lease and the annual recertification requirements. Your rent will not be increased based on your income, only based on the annual rent increase set by the Mayor’s Office of Housing and Community Development each year.
We are happy to work with you on a new lease for a new unit if you qualify, and we may even be able to help cover some of your moving costs. Contact us for information on how to apply.
Our middle income apartments have comparable finishes to our market rate apartments and the same great amenities including hardwood floors, energy efficient stainless-steel appliances, in-home washer/dryer, individual climate control, keyless entry and more.
Yes, all building amenities are available to residents.
Once you have been contacted, provide the requested documents, and once the San Francisco Mayor’s Office of Housing and Community Development approves your file, you can sign a lease and move in. The apartments are ready!
